Get ready for a major development in Vancouver's Mount Pleasant neighborhood! A new hotel tower, standing tall at 22 storeys, is proposed just a stone's throw away from the upcoming Mount Pleasant SkyTrain station. This ambitious project, spearheaded by Nicola Real Estate and Lotus Capital Corporation, aims to transform the northwest corner of Quebec Street and East 8th Avenue, currently home to a vintage residential building from 1961.

But here's where it gets controversial... the proposed tower, designed by Musson Cattell Mackey Partnership and Loci Landscape Architecture & Urban Design, will reach a whopping 335 feet, offering a unique blend of extended-stay hotel rooms and creative/light industrial spaces.

The plan is to accommodate 190 hotel guest rooms across the upper levels, with indoor and outdoor amenities for guests. However, the first two levels will be dedicated to over 19,000 square feet of industrial space, fulfilling the area's requirements for mixed-use development.

This project aims to address Vancouver's hotel room shortage, providing a range of accommodation options for visitors, from short-term tourists to long-term business travelers and families. With Mount Pleasant's growing reputation as a hub for high-tech and bio-tech companies, and its proximity to local hospitals, the need for extended-stay accommodations is evident.

And this is the part most people miss... the application highlights the project's alignment with the city's objectives for diversified visitor accommodation. By situating these suites in the heart of Mount Pleasant, near employment hubs and cultural destinations, the developers believe they are honoring the neighborhood's industrial heritage while attracting new businesses in technology and design.

The proposed tower's height and density are limited by the Queen Elizabeth Park View Cone 3.0, ensuring it fits within the area's guidelines. Additionally, Nicola Real Estate has other projects in the works nearby, including high-density rental housing and commercial redevelopment.
